Industry: Agence immobilière Toulouse 2025 Stratum Immobilier
How an estate agency eliminated wasted viewings on a property worth over €1 million
The story of a listing that screens buyers on the agent’s behalf. In Toulouse, on a flat worth over €1M, 1 min 40 spent in the tour and one visitor in four coming back in the very first week.
- 1 min 40
- spent on average in the tour
- 1 in 4
- visitors come back to the tour
Its virtual tour is no longer online.
‘A virtual tour shows things as they really are. A buyer who has seen a virtual tour already has all the facts: they have thought it through.’
In brief
- The client
- Stratum Immobilier, an upmarket estate agency in Toulouse.
- The problem
- Buyers lacked information early on to be guided all the way to the sale.
- The solution
- A guided 360° tour, shared on three channels.
- The result
- 1 visitor in 4 coming back to the tour, and buyers who only travel when they are genuinely interested.
Context
An upmarket Toulouse agency in a highly competitive market
Stratum Immobilier is a Toulouse agency that chose the upmarket segment, in a market where fine properties compete for buyers’ attention. Sole agency instructions, selected neighbourhoods and a whole positioning built on client experience. On the ground, these properties are handled by negotiators such as Tamia Almeida, our contact on this project.
Stratum knows how to sell. What the agency came to easyVirtual.tours for was time, by qualifying buyers earlier, before anyone travelled. Too often, a booked viewing fell flat in the living room, because the buyer discovered a property different from the one they had imagined and let slip an ‘Oh, that’s not how I pictured it!’. A scene many agencies know well.
Every unqualified viewing wasted precious time
On a property worth over €1M, there are fewer buyers and their expectations are more precise. Every viewing slot has to count. The problem came down to two points you will probably recognise.
- Flattering or incomplete photos, which let buyers idealise the property and turn up at the door with the wrong expectations.
- Descriptions skimmed or misunderstood: buyers expect volumes and features that aren’t there.
In the end, a viewing that doesn’t match expectations leaves three losers: the agent who travelled, the seller who opened their door and the buyer who made the journey.
The solution
A tour delivered within 48 business hours that shows the reality before anyone travels
The project began with a real discussion with the agency about the target buyers, the goals of the sale and the rooms to showcase, in Stratum’s style. The flat was then captured room by room and built into a tour route, with a starting point, a logical order and information points. As Tamia puts it: ‘A virtual tour shows things as they really are. Sometimes it even replaces the photos.’
The tour is no longer online
The property has found a buyer and the agency has taken its virtual tour down. The figures in this case study were recorded while it was online.

Results
One week online, visitors who come back and buyers who had already made up their minds
The figures were recorded from the very first week online, across direct links, QR code and LinkedIn post combined. One visitor in four comes back to open the tour a second time. On a property at this level, people look again before committing.
1 min 40
average time spent
Average time spent exploring the flat across all sessions that week.
1 in 4
visitors come back
A quarter of visitors open the tour a second time. The property stays front of mind between two decisions.

Conclusion
The listing now screens buyers before the viewing
At Stratum, physical viewings are no longer prepared blind. Photos and descriptions are no longer the only sources of information. Before asking for a viewing, buyers have already walked through the real volumes and checked the view from every window. The merely curious stop online. Those who book a viewing already know what they will see. The agency keeps its time for prepared buyers. The physical viewing goes back to what it should always be: a simple confirmation. We’ll leave the last word to Tamia.
I recommend this service to every property professional who wants to save time, win more instructions and sell better.
