Context

A practice founded in 1661 modernising the way it presents properties

Office notarial 1661 has practised in Paris since 7 September 1661, at 65 rue de Turbigo. Three partner notaries, Olivier Clermont, Julien Guez and Camille Beaudoin, lead some twenty qualified lawyers. The practice holds the ‘Engagée RSE’ and Responsibility Europe labels from AFNOR Certification. In 2024 it set up the Fondation 1661 Notaires, dedicated to children and young people. More than three centuries of history, and still keen to move forward.

On the sales side, Maximilien de Bouard supports sellers and buyers on the properties entrusted to the practice. He led the project, under a framework agreement with easyVirtual.tours. Already expert in legal rigour, the practice wanted to go a step further by speeding up sales and offering its buyers a modern experience.

Properties that are hard to picture, interest that is hard to hold

The practice wanted to save time qualifying buyers and cut down on unnecessary physical viewings. Two specific obstacles were slowing sales down. You may well have come across them.

  • Photos, even professional ones, are still a chosen angle. Buyers idealise the property, then are surprised when they view it.
  • A bidding window… and an attention window: in an interactive sale, buyers view early and then wait 3 to 4 weeks without seeing it again.

Every viewing that led nowhere cost the negotiator a slot and the seller an opportunity, and interest faded before the tender.

The solution

A tour of every property to keep buyers engaged until the tender

The project began with a discussion about the target buyers, the properties to showcase and a style worthy of a practice founded in 1661. A framework agreement then covers every property entrusted to the sales department: each one gets its own tour, built into the practice’s usual marketing channels and delivered within 48 business hours. The aim is to let buyers view remotely before getting in touch, then come back as often as they like.

The two initial obstacles have found a very practical answer. Photos are no longer the only way the property is presented. Buyers gauge the real volumes before travelling. Those who come have already seen the property in detail. During the 3 to 4 weeks of an interactive sale, interest no longer fades, since everyone can go back into the property as often as they like.
