Industry: Maison Avoine (37) 2025 Marianne Boussion — IAD
How an IAD agent sold a house stuck for 9 months in under three months
A property that has gone months without viewings can sell very quickly, and this case proves it. Near Avoine, a house on the market since January received 4 calls in a few days after its tour went live, then sold on 22 December to an 80-year-old buyer won over remotely.
- 9 months
- without activity before the virtual tour
- 4 calls
- in a few days after going live
- 100%
- of visitors had first seen the tour
Its virtual tour is no longer online.
‘He told me quite honestly that he would never have viewed the house without the virtual tour.’
In brief
- The client
- Marianne Boussion, IAD agent around Avoine and Chinon.
- The problem
- A 90 m² house on the market since January, zero calls between July and September.
- The solution
- A 360° tour added to her listings at the end of September.
- The result
- 4 calls in a few days, an offer on 14 October and the final sale signed on 22 December.
Context
An agent who takes on the difficult listings of the Loire valley
Marianne Boussion is an IAD agent in a rural area around Avoine, Chinon and the banks of the Loire, where most properties are houses. Having worked at SAFTI, she joined IAD at the end of January and quickly carved out a place of her own: she takes on the difficult listings. Houses too cluttered to photograph well, unusual properties that draw calls but few qualified viewings, well-finished interiors listed at the wrong price, properties that have been on the market too long. A demanding speciality.
For these cases, she has made the virtual tour her strategic tool. She chose easyVirtual.tours to guarantee a high-end result. The house in this case study falls into the last category, properties that sat on the market for a long time without results. The case is all the more telling because, on paper, there was nothing wrong with the property.
A flawless house and a silent phone
The house had been on the market since January, going nowhere. When Marianne took over the listing in July, the verdict was clear: ‘Between July and September, I had zero calls. The property was generating absolutely nothing.’
- Buyers who would not make the trip: older or from outside the area, they would not travel without seeing exactly what the property was like.
- Buyers could not picture themselves in it: 90 m², recent, very clean and move-in ready, but photos sometimes seen as over-edited.
In a rural area, a trip has to be worth it: without certainty about what they will find, the buyer gives up.
The solution
A tour captured on 25 September to restart a stalled sale
The turning point came when the sellers moved out. When they left the house in September, Marianne seized the opportunity and had it captured on 25 September by Philippe Destors, the easyVirtual.tours franchisee for the Tours area. Her brief was precise: show off how new and well laid out the house was, show it more truthfully than photos seen as over-edited, reassure older or distant buyers and spark fresh interest. The tour went live on her listings at the end of September.
The tour is no longer online
The property has found a buyer, so its virtual tour has been taken down. The figures in this case study were recorded while it was live.

Results
4 calls in a few days, a sale in under three months
Once the tour was live, things moved fast: first viewing on 6 October, second viewing on the 7th, offer on the 14th, preliminary contract on 4 November, final sale on 22 December. Most striking of all, the eventual buyer was an 80-year-old man who would never have made the trip without the tour, and whose daughter explored it from Paris.
0 → 4
calls in a few days
Zero calls between July and September, then four in the days after the tour went live.
100%
of viewings preceded by the 360° tour
Everyone who came to view the house had first explored the virtual tour.
< 3 months
from capture to sale
Capture on 25 September, offer on 14 October, final sale signed on 22 December.
Aged 80
the eventual buyer
He would not have made the trip without the tour; his daughter, who lives in Paris, explored it remotely.
Conclusion
A stalled sale gets moving again within days
Nine months of silence, then a sale. The demonstration is clear. Older or distant buyers no longer had to travel to find out. The eventual buyer viewed remotely with his daughter, who lives in Paris. And the house finally showed what it was worth, to the point that every in-person viewing came from someone who had already been through the online tour. Marianne now does this as a matter of course for the difficult properties in her area. The last word goes to Marianne.
That sale, I clearly owe it to the virtual tour!
